Thornton runs north from the Denver city line along I-25, and its housing tells the story of that growth: post-war ranches and split-levels in the south, 1980s and 1990s subdivisions in the middle, and newer master-planned communities in the 80602 area to the north, where much of the metro area’s recent single-family construction has taken place.

Vanessa has closed sales across the city, from East 102nd Avenue in south Thornton to East 123rd Drive and East 136th Place farther north.

Housing character

South Thornton (80229) has the city’s oldest neighborhoods, largely brick ranches and split-levels on modest lots, along with a mix of townhomes and condominiums. The 80241 and 80233 areas between 104th and 136th Avenues were built mostly in the 1980s and 1990s. North of 136th Avenue, the 80602 ZIP code includes newer subdivisions with two-story homes, ranch plans, and paired homes, many still under construction.

Transit and recreation

RTD’s N Line commuter rail opened in 2020 with stations at Original Thornton & 88th, Thornton Crossroads & 104th, Northglenn & 112th, and Eastlake & 124th, connecting to Union Station in about 30 minutes. Trail Winds Park and the Carpenter Recreation Center serve the north side, and the city’s trail system links to the South Platte River corridor.
