Aurora stretches from the Colfax Avenue corridor on Denver’s eastern edge to open prairie past E-470, covering more than 150 square miles. It is a city of distinct districts rather than a single center, and prices, housing age, and school districts shift considerably from north to south.

Aurora is Vanessa’s most frequent transaction market after Denver, with sales in the 80015 neighborhoods of southeast Aurora, central Aurora near Del Mar and Oswego Street, and the condominium communities of northwest Aurora.

Housing character

Northwest Aurora, along Colfax and near the Anschutz Medical Campus, has the city’s oldest housing: post-war ranches and brick bungalows on established streets, plus condominium and townhome communities. Central Aurora between Mississippi and Hampden Avenues is largely 1970s and 1980s construction. Southeast Aurora, roughly south of Hampden and east of Parker Road, was built from the 1990s onward and includes larger two-story homes in planned subdivisions within the Cherry Creek School District.

Employment and transit

The Anschutz Medical Campus and adjacent Fitzsimons Innovation Community form one of the metro area’s largest employment centers. The R Line light rail runs north–south through the city with stations at Peoria, Fitzsimons, Aurora Metro Center, and Iliff, and connects to the A Line to Denver International Airport.

Recreation

Cherry Creek State Park, with its reservoir, trails, and marina, borders the city’s southwest side. The Aurora Reservoir and Southlands, an open-air retail district along E-470, serve the southeast. The High Line Canal Trail crosses the city from west to east.

Central Aurora: Established neighborhoods between Mississippi and Hampden, including sales on Oswego Street and South Flanders Way.
Northwest Aurora: Condominium and townhome communities near East 1st Drive and the Anschutz Medical Campus.
