Denver’s core neighborhoods were laid out in the 1870s and 1880s, and their housing still reflects it: brick Victorians, Denver Squares, and Craftsman bungalows on narrow lots, now interleaved with duplexes and modern infill. Within a few miles you move from the high-rise edge of downtown to tree-lined blocks that feel much as they did a century ago.
A large share of Vanessa’s transaction history is in the city itself, including sales in Curtis Park, the Baker Historic District, West Colfax, and the condominium communities along Monaco Parkway and Dayton Way in southeast Denver.
Housing character
Denver’s central neighborhoods carry the city’s oldest building stock. Curtis Park, developed in the 1870s, is the city’s oldest surviving residential neighborhood and is listed as a historic district, with Italianate, Queen Anne, and Second Empire houses alongside single-story frame cottages. Baker, listed on the National Register in 1985, has a similar mix of Queen Anne and Victorian eclectic homes plus early-1900s bungalows and classic cottages.
North of downtown, West Highland and Sunnyside blend Victorian and bungalow originals with a significant amount of duplex and single-family new construction. Zoning that permits two units on many lots has made the half-duplex a common product here.
Getting around
Baker sits along South Broadway with RTD light rail at Alameda and Broadway stations. Curtis Park and Five Points are served by the L Line streetcar on Welton Street and are a short walk to the RiNo Art District and Union Station’s rail hub. West Highland connects to downtown across the Highland pedestrian bridge and by bus along 32nd and 38th Avenues.
Commercial districts
Each of these neighborhoods has a walkable spine: South Broadway’s stretch of independent restaurants, music venues, and vintage shops in Baker; Welton Street and Larimer Street near Curtis Park; and Highlands Square at 32nd and Lowell, the Tennyson Street corridor, and Lower Highland (LoHi) on the north side.
